Important information
Funding Fee: VA loans have a funding fee that can be financed in the loan
Purchase loan Zero Down first time use 2.2% subsequent use 3.3%. No monthly mortgage is required.
Primary Residence Only: Must certify that they intend to occupy as their primary residence and occupy within a reasonable time (60 days). A spouse may satisfy occupancy if the Veteran is on active duty or the Veteran can’t occupy due to distance employment
Co-Borrowers: VA only allows the spouse of the Veteran to be a co-borrower
Non-Allowed Fees: VA only allows the Veteran to pay specific fees. Most common fee that the Veteran is not allowed to pay 1) escrow fee 2) Lender fees processing, underwriting and tax service. Note: origination fee and discount points are not considered lender fees
